集市是城市日常生活中不可或缺的组成部分，也是市民进行商贸交易活动的重要场所之一。现实中由于缺乏有效的规划管理和普遍存在的“脏乱差”等问题，集市空间成为城市更新工作关注的重点对象。本文以英国伦敦为例，梳理了其集市空间自20世纪至今的历史演变进程，特别是对衰败后经历的自下而上和自上而下的更新过程进行了深入剖析，发现更新的集市空间不仅优化了社区生活配套设施，更有效激活了城市活力，成为带动城市更新的重要力量。本文通过分析若干典型集市更新的策略，总结伦敦在构建集市体系、提供政策支持、鼓励公众参与、审查现有法律法规、传承集市文化、建立规章制度等方面的相关做法，希望对我国集市的转型提供启示和可资借鉴的经验。
Abstract：Market is an indispensable component of urban daily life and an important place for citizens to engage in commercial activities. In reality, due to the lack of effective planning and management, as well as the widespread problems of “dirty, disorderly and poor”, market space has become an urgent focus in urban regeneration work. This paper takes London, the UK as an example to sort out the historical evolution process of its market spaces since the 20th century, especially the indepth analysis of the bottom-up and top-down renewal process after its decline. The results show that renewed market spaces activate urban vitality while increasing economic efficiency. Through the analysis of several typical market renewal case strategies, it summarizes the relevant practices of London in building a market system, providing policy support, encouraging public participation, reviewing existing laws and regulations, inheriting market culture, and establishing rules and regulations, in order to provide inspiration and valuable experience for the transformation of markets in China.
